New standards in hybrid timber construction

The TRI in Munich, a pioneering mixed-use project in hybrid timber construction, is a prime example of sustainability and modern working environments. With a rental area of 15,290 m², it creates space for up to 1,000 employees and sets new standards in the Munich Westend region.
Project manager Accumulata, supported by Oliv Architekten and Catterfeld Welker, is pursuing ambitious goals for the client LaSalle Investment Management: DGNB Platinum certification, the use of environmentally friendly materials and technologies and the provision of flexible, future-proof workspaces. Completion is planned for summer 2025.
The building is already pre-certified Platinum by the German Sustainable Building Council (DGNB) and is SmartScore and WiredScore - Platinum certified.
Features, sustainability and savings potential of the TRI office building
The TRI office building in Munich combines state-of-the-art features with a clear focus on sustainability. With green loggias accessible to tenants on every floor, a panoramic roof terrace, a café/bistro in the foyer and an optional conference zone and concierge service, the building offers flexible and comfortable working environments. Sustainable mobility is ensured by 71 bicycle parking spaces and e-charging sockets at all parking spaces.
The environmentally friendly timber hybrid construction method and innovative solutions such as photovoltaic modules on approx. 860m² of roof area, rainwater harvesting and decarbonized geothermal heating systems are key elements of the new and existing building. The use of recycled concrete for 35% of the concrete components and the integration of energy-efficient systems such as the groundwater heat pump also contribute to the TRI's significant carbon footprint reduction potential.
Thanks to these measures, the building achieves impressive savings potential compared to the GEG reference building and the DGNB reference value:
- 60% less operational CO₂ emissions
- 70% less energy consumption
- 22% lower grey emissions
The mix of ultra-modern architecture, sustainable building materials and pioneering technology makes the TRI office building a pioneer for innovative and resource-saving office space in Munich.
A particular highlight is the Sustainability Board, which displays data such as energy consumption, CO₂ emissions and mobility options. This element not only underlines the environmental friendliness of the building, but also promotes sustainable awareness among future users.






Challenges:
The planning and implementation of one of Munich's first timber hybrid office buildings presents numerous challenges.
- Weather-related delays: Bonding work and concrete spraying were hampered by bad weather.
- Collaboration of 35 trades: Coordination of the trades, especially during the fit-out phase, required precise planning and continuous coordination.
- Ambitious timetable: With multiple milestones and tight deadlines, end-to-end process management was essential.
Usage of lcmd:
Since March 2023, lcmd has been supporting the construction supervision and project management of the TRI building. Work processes are optimized through cycle planning and cycle control, which is particularly beneficial for repetitive areas such as office units.
- Transparent project management: Every contracted company receives read-only access to lcmd. Commercial trains were set up collaboratively to promote transparent cooperation.
- Flexible task management: With the help of action points and dependencies, parallel tasks could be better coordinated.
- Efficient meetings: Daily short meetings to solve problems and weekly construction meetings to check deadlines and delays are based on the data and reports from lcmd.
Training and introduction:
After a kick-off in March 2023, main users received online training. In March 2024, on-site training was organized for the trades, where those involved were able to actively participate and clarify their questions directly.
